Environmental Site Assessments are needed in many property transactions. The seller assures a buyer that no significant environmental risks are present on or near the property, except for those disclosed. Other phases of assessment are done to find where contamination extends, and how it must be treated. See "What is ‘Site Assessment?’" document at this website.

To say what a site assessment should cover, one really needs to learn about a particular property. What is its history of use? That usually calls for a Phase I Environmental Site Assessment (ESA), now done to specific US EPA and ASTM requirements.

Once a Phase I or other historical info suggests possible contamination, a plan for sampling the property is created. Chapman Engineering is regularly looking for and dealing with hydrocarbons from old service stations and operating convenience stores, heavy metals from used oil or animal dipping vat operations, chlorinated solvents from industrial or dry cleaning activities, and more exotic compounds related to pesticides, herbicides and even former military operations.
